The opener: short, human, low-pressure

The only job of your first text is to get a reply — not to pitch, not to offer, just to open a conversation. Rules for the opener:

  • Use their name. Personalization lifts response rate more than any clever wording.
  • Reference the property. "your property on 123 Main St" beats "your house."
  • Ask one simple question. Give them an easy yes/no or one-word reply.
  • Keep it under two lines. Long texts read as spam.

Opener scripts that get replies

"Hi {FirstName}, would you consider a cash offer on your property at {Address}? No obligation — just seeing if it's something you'd look at."

"Hey {FirstName}, are you the owner of {Address}? I buy in the area and wanted to see if you'd ever sell."

Notice what these don't do: no walls of text, no hard numbers, no urgency gimmicks. You're opening a door, not closing a deal.

Handling the common objections

  • "How did you get my number?" — Be honest and brief: you focus on the area and reach out to owners directly. Offer the opt-out.
  • "Not interested." — Thank them, log it, stop. A clean "no" is valuable data.
  • "What's your offer?" — Don't blurt a number over text. "Happy to — I'll need 2 minutes on a call to give you a real figure. When works?"
  • Silence — that's what the cadence is for. Persistence (within limits) is the whole game.
